Embassy REIT’s NOI Jumps 15% in Q1 FY26; Amit Shetty Named New CEO

Embassy REIT posted a 15% YoY rise in Net Operating Income (NOI), reaching ₹1,872 crore in Q1 FY26, with total income at ₹1,080.81 crore. The REIT leased 2 million sq ft across 25 deals, driven by robust demand in Chennai and high occupancy in Bengaluru. Distributions of ₹25.80 per unit were declared, comprising interest, dividends, and debt repayment. The company raised ₹4,225 crore in debt at a blended rate of 7.18%, including ₹750 crore via NCDs. Embassy REIT also announced the appointment of Amit Shetty as its new CEO, replacing Ritwik Bhattacharjee. Net profit for the quarter stood at ₹155.16 crore. The REIT entered a binding agreement to sell 3.76 lakh sq ft of office space at Embassy Manyata to Viridis Office Park 3 for ₹530 crore as part of its capital recycling strategy. Global Capability Centres (GCCs) contributed 64% of rentals, with 10 out of 14 properties operating above 90% occupancy.
