The Uttar Pradesh government is set to notify revised building bylaws aimed at promoting vertical development to support rapid urbanisation and economic growth.
The housing department has finalized the proposal, which is expected to be approved in the upcoming cabinet meeting. The new guidelines will allow property owners to create more usable space, easing restrictions on vertical construction. Over 1,000 objections and suggestions were reviewed, with some incorporated into the final draft. The updated bylaws, replacing the older 2008 version, focus on global best practices to encourage vertical growth without straining infrastructure. Key features include clarity on transit-oriented development, purchasable and compensatory floor area ratio, environment management, zoning regulations, electric vehicle charging infrastructure, and enhanced fire and structural safety norms. These bylaws will be implemented by 29 housing development authorities and the state housing board to regulate construction activities across urban centres, addressing the rising demand for housing in key cities.
