7,310 Complaints Still Pending – Is MahaRERA Failing Homebuyers?

Eight years after its formation, MahaRERA is facing criticism over its growing backlog of unresolved complaints.

Out of 29,374 complaints filed, 7,310 remain pending—raising serious concerns among homebuyers, legal experts, and activists. While 21,888 cases have been resolved, the pace is inadequate for the rising caseload, especially in the Mumbai Metropolitan Region and Pune, which host nearly 50% of the 50,000 registered projects. Despite the authority's efforts through online and offline hearings, activists argue that the current setup—one chairperson, two members, and three adjudicating officers—is grossly insufficient. They demand the appointment of more officers and regional benches for quicker redressal. Complaints typically involve either refund claims due to project delays or compensation through interest under Section 18 of the RERA Act. Experts say such cases can be resolved swiftly as interest rates are already defined. The lack of enforcement undermines homebuyer confidence and highlights an urgent need for capacity expansion.
