Delhi : Ansal Group promoter's wife sells Lutyens
Kusum Ansal, wife of Ansal Group promoter Sushil Ansal, has sold her
luxurious bungalow at Feroze Shah Road, Lutyens' Delhi, to Gujarat-
based Yatah Enterprises for ₹241 crore. The deal, finalized at ₹200,000
per sq ft, is one of the most expensive real estate transactions in India,
surpassing several high-profile Mumbai deals.
The sale was managed under the SARFAESI Act, allowing the lender to
auction the property to recover outstanding dues, as Ansal API was
under financial stress. The 6,364 sq yard plot, one of the largest in
Lutyens' Delhi, was co-owned by Sushil Ansal along with three
companies. Some of the proceeds from the sale were used to settle
lender dues.
The property was listed on India Sotheby’s International Realty, which
held the exclusive mandate for the sale. Although the firm declined to
comment on the commercial details, it confirmed handling the
transaction. Yatah Enterprises paid ₹17.56 crore as stamp duty and
corporation tax. The company did not respond to media queries
regarding the deal.
Pranav Ansal, son of Sushil and Kusum Ansal, stated that the
transaction was carried out by the lender under the SARFAESI Act
(Securitisation and Reconstruction of Financial Assets and Enforcement
of Security Interest Act). This legislation enables banks and financial
institutions to recover dues by auctioning properties of defaulting
borrowers.
The sale highlights the increasing value of prime real estate in Delhi’s
elite Lutyens zone, known for its sprawling, ultra-luxurious properties. It
also reflects the ongoing financial challenges faced by the Ansal Group,
which is dealing with multiple legal issues.
This record-breaking deal showcases the soaring demand and premium
pricing of properties in Lutyens' Delhi, reaffirming its status as one of the
most expensive real estate markets in India.
