Delhi Plans High-Rise Redevelopment of Government Housing Colonies.
TOD-led redevelopment aims to create modern, high-density and self-financing residential communities across Delhi.
The Delhi government is set to transform several Public Works Department (PWD) housing colonies through high-rise redevelopment under the Transit-Oriented Development (TOD) policy. Gulabi Bagh, Kalyanwas in Mayur Vihar and Bahapur near Defence Colony are among the first sites identified. The plan focuses on replacing ageing government flats with modern multi-storeyed buildings located near public transport, supporting compact, walkable and better-connected communities. Gulabi Bagh and Kalyanwas will include residential and commercial spaces, with around 10% of the area earmarked for commercial use to help recover redevelopment costs. The projects will follow a self-financing model, with some residential units retained for government employees while remaining units and commercial spaces may be sold to generate revenue. Kalyanwas spans around 32 acres, while Gulabi Bagh is planned for over 2.2 crore sq ft of development. At Bahapur, around 160 Type V and VI flats are proposed, with the project estimated at ₹400 crore.
