According to industry leaders, rising enterprise participation, public listings, and large-seat transactions have firmly established flex workspaces as a preferred occupier choice.

“The 2025 flex workspace sector in India marked a watershed moment with five operators going public—a testament to the sector's maturation, investor confidence, and its transformation from a startup-dominated niche into a mainstream commercial real estate asset class.
As highlighted in the myHQ Flex Office Market Report 2025, flexible workspaces now contribute close to 20% of the country’s total commercial leasing transactions, clearly signalling the bullishness in the market. What’s equally encouraging is the shift in user profile: average corporate seat-deal sizes have more than doubled over the past two years, and enterprises today account for over a third of total flex-workspace adoption by number of companies, representing the largest share of demand by volume.
This year has shown us that organisations—whether fast-scaling startups or large enterprises—are prioritising agility, cost efficiency and high-quality employee experience. IT/ITeS has led demand, contributing 45% of flex absorption, while BFSI has begun meaningful adoption with a 10% share, underlining flex workspaces as a mainstream choice across industries.
Looking ahead to 2026, we anticipate sustained growth and expansion into emerging non-metro markets. With more GCCs setting up operations in India, demand for 50–100 seater offices is expected to rise. Requirements for training and meeting spaces will also increase as companies focus on upskilling in areas such as AI.
