Second Homes Shift from Aspiration to Adoption in 2025: ALYF Founder Saurabh Vohara
Second Homes Market Outlook — Industry Perspective
India’s second-home segment witnessed a fundamental shift in 2025, evolving from a lifestyle aspiration to a practical, long-term living choice. Buyers are increasingly prioritising wellness, stability, and quality of life over short-term luxury or occasional getaways.
Quote from Saurabh Vohara, Founder & CEO, ALYF:
“2025 was the year second homes moved from aspiration to adoption. Buyers increasingly sought stability, wellness, and cleaner, more mindful living—not just luxury or a getaway. This shift came from both young professionals embracing flexibility and senior executives nearing retirement who wanted long-term quality of life.
City-adjacent micro-markets such as Karjat, Alibaug, and parts of North and South Goa saw strong momentum, driven by accessibility, nature-rich surroundings, and improved infrastructure. The preference was clear: fully serviced homes that offer privacy and consistency without the responsibility of self-maintenance.
A defining trend this year was the rise of branded homes and communities—integrated developments where design, hospitality, and asset care are managed by a single, trusted developer. This marks a move away from fragmented, individually run homes to organised, dependable ecosystems.
In 2026, this transformation will deepen. As people rethink the pace and purpose of their lives, the desire to live closer to nature without compromising comfort will outweigh the appeal of overhyped, high-density urban locations. Homebuyers will prioritise lifestyle over noise, wellness over speed, and long-term value over short-lived trends. Developers who can deliver thoughtful design, transparency, and a holistic living environment will lead the next phase of India’s growing second-home economy.”
The insights reflect how evolving lifestyle priorities, infrastructure growth, and organised development models are reshaping India’s second-home real estate landscape.
