hBits to Migrate Portfolio to SM REITs, Targets ₹2,000 Cr AUM by 2026

hBits, a Mumbai-based platform for fractional investment in commercial real estate, has received SEBI’s approval to launch its maiden Small & Medium Real Estate Investment Trust (SM REIT) IPO by June.

Over the next few weeks, it plans to migrate its existing portfolio into the SM REIT structure. Backed by over 100,000 users and 16 prime assets, hBits offers retail investors access to Grade-A commercial properties starting from ₹10 lakh, with rental yields up to 10%. The company aims to reach ₹2,000 crore in AUM by March 2026. SM REITs, a SEBI-regulated investment vehicle, allow fractional ownership of smaller income-generating properties, offering regular income, capital appreciation, and greater transparency, thereby expanding real estate access for retail investors.
