HRERA Orders Czar Buildwell to Pay ₹14.7 Lakh Compensation to Gurugram Homebuyer.

RERA awards compensation for lost property appreciation, mental harassment and litigation expenses over an unbuilt affordable housing project.   The Haryana Real Estate Regulatory Authority (HRERA) has directed Czar Buildwell Pvt. Ltd. to pay ₹14.7 lakh in compensation to Delhi resident Saurav Banerjee over a stalled affordable housing project in Sector 104, Gurugram. In an order dated October 5, adjudicating officer Rajender Kumar awarded ₹13.2 lakh for loss of property appreciation, ₹1 lakh for mental agony and harassment, and ₹50,000 towards litigation expenses. The amount will carry 11% annual interest from the date of the order until payment. Banerjee had paid ₹13,25,977 for a flat in Mahira Homes-104 but alleged that no allotment letter or builder-buyer agreement was issued. During a site visit, he reportedly found only barren land. HRERA had earlier ordered a full refund of his payment with 10.80% annual interest from the respective payment dates. While evidence of property price appreciation remained inconclusive, the authority assessed compensation under Section 72 of the Real Estate (Regulation and Development) Act, 2016.
