Rajasthan Removes Height Cap, Clears Path for Skyscraper Era.
Rajasthan is poised to enter a new phase of vertical urban development after the state government removed the long-standing 70-metre cap on building heights. The decision, aligned with a central government notification issued in January 2026 under the Compliance Reduction and Deregulation (Phase-II) initiative, allows buildings to rise without a fixed height limit, provided they comply with the National Building Construction Standards (NBCS) 2026. Until now, height restrictions were linked to the reach of firefighting equipment, but the new framework mandates state-of-the-art firefighting and safety systems instead. Officials said the move will encourage the development of skyscrapers and promote mixed-use vertical complexes housing offices, schools, hospitals, and residential spaces within a single tower. The policy is expected to optimise land use in dense urban areas and simplify approvals, with the government also planning to abolish land-use change requirements under the Rajasthan Land Revenue Act, 1956, to further ease development.
