Rising costs, West Asia conflict and labour shortages strain project timelines.
Builders Seek Six-Month Extension for Housing Projects from GujRERA.
Real estate developers’ body Credai Ahmedabad has urged the Gujarat Real Estate Regulatory Authority (GujRERA) to grant a six-month extension for ongoing housing projects under the force majeure provisions of the RERA Act. The request comes amid sharp increases in construction costs and supply disruptions linked to the ongoing conflict in West Asia. In its representation, the association said the availability of crude-linked construction materials has been severely affected, creating uncertainty in project execution and financial planning. Prices of key inputs such as cement, steel, tiles, aluminium, PVC pipes, paints, ready-mix concrete and waterproofing materials have reportedly risen by 30% to 60%, while overall project costs have increased by 10% to 20%. Credai Ahmedabad also flagged labour shortages, particularly during the summer season, further slowing construction activity. Calling the situation extraordinary and beyond developers’ control, the association sought relief under Section 6 of RERA, drawing parallels with timeline extensions granted during the Covid-19 period.
