The Maharashtra government has unveiled its first comprehensive housing policy in nearly two decades.

Majhe Ghar, Majha Adhikar (My Home, My Right). Aiming to build 35 lakh affordable homes by 2030, the ₹70,000 crore initiative addresses urban housing needs post-COVID. Key highlights include a strong focus on self-redevelopment, with ₹2,000 crore allocated and a dedicated support cell for cooperative societies. The policy also seeks to create a land bank using government-owned land to boost affordable housing. Stalled real estate and slum rehabilitation projects will benefit from a cluster redevelopment approach and targeted incentives. Additionally, the policy promotes ‘walk-to-work’ by mandating residential development near industrial hubs and reserves 10–30% of amenity land for housing. It also incentivizes senior living and student housing through eased norms on taxation, stamp duty, and FSI, ensuring broader inclusivity and livability in urban planning.
