Bengaluru Luxury Housing Prices Surge, Shrinking Space Buyers Get for ₹10 Crore
Bengaluru has recorded the sharpest rise in luxury residential prices among major Indian cities in 2025, according to the Knight Frank Wealth Report 2026. A luxury homebuyer spending ₹10 crore can now purchase only 3,843 sq ft in Bengaluru, down 3.5% from 3,983 sq ft last year, reflecting rapid price appreciation. Luxury housing prices in the city rose 9.4% year-on-year, pushing Bengaluru from 40th to 8th rank globally in Knight Frank’s Prime International Residential Index (PIRI 100). Mumbai remained India’s costliest luxury market, where ₹10 crore now buys just 1,033 sq ft, while in Delhi, buyers can get 2,207 sq ft. The report noted that luxury property prices increased faster than rupee depreciation, reducing the overall purchasable area despite currency advantages for investors.
