US-based financial software major Intuit has signed a major office lease in Bengaluru, taking over 6.31 lakh sq ft across 11 floors at Embassy Tech Village on the Outer Ring Road. The 10-year lease, valued at over ₹915 crore over its full term, is among the city’s largest Global Capability Centre (GCC)-led transactions in recent times. The space has been leased from Vikas Telecom, a special purpose vehicle of Embassy Office Parks REIT, at a monthly rental of about ₹97 per sq ft, translating to nearly ₹6.13 crore in monthly outgo, along with a security deposit of ₹36.78 crore. Intuit’s expansion demonstrates its long-term commitment to India, where its development centre is a key driver of innovation in product engineering, AI, data science, and fintech. The deal also reflects continued resilience in India’s office market, with Bengaluru’s ORR corridor remaining a preferred hub for large multinational occupiers.
