Proposed amendments to the Haryana Building Code could increase construction potential, offering greater scope for redevelopment and independent floors. The Haryana government has proposed increasing the maximum permissible Floor Area Ratio (FAR) to 264% for residential plots measuring up to 250 sq metres, offering homeowners greater construction flexibility. The proposed amendments to the Haryana Building Code, 2017, retain a maximum building height of 16.5 metres, allowing G+3 floors with stilt parking (S+4). For plots above 250 sq metres, the maximum permissible FAR will be 240%. The proposal specifies 75% ground coverage for plots up to 250 sq metres, while larger categories will retain 66%. A single-level basement is permitted across all categories. The Directorate of Town and Country Planning issued a public notice on November 2, inviting objections and suggestions until December 1. While the changes could encourage redevelopment and expand housing options, increased residential density may put additional pressure on parking and civic infrastructure.
