Investment underscores confidence in demand-led residential markets with downside protection.
Nisus Finance Bets ₹70 Crore on Bengaluru Housing Projects.
Nisus Finance Services Co has invested ₹70 crore in three residential projects in Bengaluru through its Real Estate Special Opportunities Fund I (RESO-I). The ₹1,700-crore fund is a SEBI-registered Category-II alternative investment fund managed by Nisus BCD Advisors LLP. The investment has been made in projects being developed by Sumukha Housing, promoted by Arjun Vasu and Varun Vasu. The three projects together have a gross development value of around ₹300 crore and are located across key Bengaluru micro-markets. Sumukha Housing has delivered over seven lakh sq ft of residential and commercial developments, with a strong focus on low-rise residential communities. RESO-I focuses on structured credit in special-situation real estate and has completed nine investments across multiple geographies. Nisus Finance said the transaction aligns with its strategy of backing demand-driven residential markets while ensuring project-level downside protection, supported by asset cover, established cash flows, and shorter exit timelines.
