Pre-leased commercial asset in Mumbai’s BKC delivers high rental income.
Bollywood singer Sonu Nigam has sold a pre-leased retail property at Trade Centre, Bandra Kurla Complex (BKC), Mumbai, for ₹18 crore. Volney facilitated the transaction, and Vivek Gupta co-facilitated it. The property comprises a 3,082 sq ft carpet-area retail unit on the ground floor, along with two car parking spaces. It has been acquired by SAA Estate LLP. The retail unit is currently leased to Down Town 29 at a monthly rent of ₹20 lakh, translating into an annualised rental income of ₹2.4 crore. Based on the transaction value and annual rental income, the property offers a gross rental yield of approximately 13.3%. The transaction highlights continued investor interest in pre-leased, income-generating commercial properties located in established business hubs such as BKC.
