ARM Leases 4 Lakh+ Sq Ft in Bengaluru’s Bagmane Constellation Park.

ARM Embedded Technologies, the Indian arm of UK-based semiconductor leader ARM Holdings, has leased over 4 lakh sq ft in the Taurus 4 (North Tower) of Bagmane Constellation Business Park, Bengaluru. The 15-year lease — with a 15% rent escalation every three years — marks a strategic expansion and a long-term commitment to India. At ₹102 per sq ft, the deal is valued around ₹1,000 crore, with a ₹20.59 crore security deposit.

This high-value lease provides ARM ample space across multiple floors for current operations and future growth. The business park, a premium IT SEZ near KR Puram-Marathahalli, hosts top global names like Amazon and PwC. Real estate experts say the deal signals India’s growing role in global semiconductor innovation, as ARM boosts R&D and engineering capabilities locally. As global firms eye India for design-led innovation, Bengaluru cements its role as a global digital powerhouse.
