Workday Leases Nearly 2 Lakh Sq Ft in Chennai for Global Capability Centre.

Enterprise cloud application major Workday has leased 1.94 lakh sq ft of office space at Millenia Business Park in Chennai to establish a global capability centre (GCC), marking one of the city’s larger single-occupier office commitments in recent quarters. The space has been taken through a sub-lease arrangement with Cowrks, owned by Brookfield Properties, according to documents accessed via Propstack. The lease is structured in two phases: Phase I includes 1 lakh sq ft as a managed office at an all-inclusive rent, while Phase II covers 94,029 sq ft under a conventional warm-shell lease. Spread over seven years, the deal signals Workday’s intent to build a substantial operational hub beyond Pune and Mumbai. Experts note the scale could support 1,500–2,500 seats, underlining Chennai’s growing prominence for GCC expansions.
