Mumbai Housing Societies Get More Space for Leisure—FSI-Free.
Housing societies in Mumbai can now create larger leisure and wellness facilities without paying Floor Space Index (FSI) charges, following a new notification by the state urban development department. The permissible FSI-free area for amenities such as yoga centres, fitness centres, meditation halls and recreation spaces has been increased from 2% to 4% of the total built-up area. The amendment applies to areas under the Brihanmumbai Municipal Corporation and is part of changes to the Development Control and Promotion Regulations 2034. A minimum area of 323 sq ft is prescribed for fitness or yoga centres, and covered swimming pools are also allowed within this limit. These facilities must be owned by the housing society or apartment owners’ association and disclosed in plans as per Real Estate Regulatory Authority norms. Experts say the move improves quality of life, especially in gated communities, by enabling on-premise recreational spaces. Commercial buildings can also offer such amenities, subject to a 100% premium based on Ready Reckoner Rates.
