The Karnataka Real Estate Regulatory Authority (K-RERA) is set to make it mandatory for builders to clearly specify parking details in allotment letters and agreements for sale, a long-standing demand of homebuyers. Under the proposed norms, developers must disclose the exact parking slot number, type (covered or open), size with dimensions, and precise location allotted to each buyer. Additionally, the approved parking layout plan must be annexed to the sale agreement. K-RERA chairman Rakesh Singh stated that the rules are in the final stages, following consultations with CREDAI and leading real estate developers. The move aims to address frequent complaints related to unclear, changed, or unusable parking spaces, which often surface only at the time of possession. Homebuyers have welcomed the decision, citing issues such as parking slots far from lifts, lack of accessibility for the physically challenged, and unsafe or impractical spaces between pillars. The new mandate is expected to enhance transparency, accessibility, safety, and accountability in apartment sales across Karnataka.
