Mumbai Cluster Redevelopment: 943 Buildings Over 34 Acres

The Mumbai Building Repairs and Reconstruction Board, under MHADA, has invited tenders for the cluster redevelopment of Kamathipura in South Mumbai.

Spanning 34 acres, this redevelopment will cover lanes 1 to 15, comprising around 943 dilapidated cessed and non-cessed buildings. Approximately 8001 residents, including 6625 residential and 1376 non-residential tenants, will benefit from this long-awaited project. Implemented under DCPR 2034 Regulation 33(9), the initiative aims to provide larger, safer homes and modern infrastructure. Additionally, 44,000 sq meters of land will be handed over to MHADA, while the selected developer will receive 5.67 lakh sq meters of development rights to construct approximately 4,500 new housing units. Landowners will be compensated with 500 sq ft flats based on the size of their plots, ranging from one unit for plots up to 50 sq meters to additional units for every 50 sq meters beyond 200 sq meters. The project also includes commercial and recreational spaces.
