Uniform, low fixed fees bring major relief to property owners.

Tambaram Reduces Property Tax Name Transfer Fees from January.

In a major relief for property owners, the Tambaram City Municipal Corporation (TCMC) has substantially lowered property tax name transfer charges by implementing a uniform fixed fee, effective from January. Previously, the charges were based on the market value of the property, forcing residents to pay between ₹15,000 and ₹40,000 for name changes. Under the new system, residential properties will be charged a flat fee of ₹500, while non-residential or commercial properties will incur a fee of ₹1,000. The move aligns Tambaram with the Greater Chennai Corporation, which already employs a similar pricing structure. According to civic officials, the revision follows a government order under the updated Tamil Nadu Urban Local Bodies rules and will be adopted across the state. Residents have welcomed the decision, stating that the previous system caused financial strain and arbitrary increases in tax assessments. The new uniform fee is expected to streamline the process and lessen the financial burden on property buyers.
